Frequently Asked Questions
Income limits are based on the area median income (AMI) for St. Tammany Parish and vary by household size. Generally, your household income must be at or below 60% of AMI. For example, for a family of four, this typically means an annual income of approximately $48,000 or less (limits are adjusted annually). Contact us for current limits specific to your household size.
Waitlist times vary by property and unit size. Two-bedroom and three-bedroom units typically have longer wait times (6-18 months), while one-bedroom units may have shorter waits (3-9 months). We encourage you to apply even if there is a waitlist, as your application will be processed in the order received when units become available.
Pet policies vary by property. Generally, service animals and emotional support animals are always permitted with proper documentation. Some properties allow small pets (under 25 lbs) with a pet deposit. Breed restrictions may apply. Contact us for specific pet policies at each property.
Security deposits are typically equal to one month's rent. In some cases, we may offer payment plans for the security deposit to be paid over the first few months of tenancy. The deposit is fully refundable at move-out if the unit is left in good condition and all lease terms have been met.
Residents can submit maintenance requests by calling the on-site property manager during business hours, using our online maintenance portal (available 24/7), or in person at the management office. Emergency maintenance issues (such as water leaks, no heat in winter, or safety hazards) should be reported immediately by phone. We strive to respond to routine requests within 48 hours and emergency requests within 4 hours.
Yes. We prioritize accessible units for applicants who need accessibility features due to a disability. When applying, please indicate your need for an accessible unit and describe any specific accessibility requirements. We will work with you to match you with an appropriate unit. Accessible units include features such as wider doorways, roll-in showers, grab bars, accessible kitchens, and visual/auditory alarms.
